The more pieces you lug around, the more likely it's going to get lost. This Power2U AC/USB Wall Outlet is JUST what I (and you!) need. If you can work a screw driver and know how to turn off a circuit (YouTube university) then this is an EASY DIY project that will save stress, and probably money down the road. Just switch off the circuit, remove the existing outlet from the wall, switch out the two leads, and screw back into place and turn circuit back on. Done!! The outlets are UL-certified for use on a 15 amp 125 volt circuit. The outlets are compatible with all smart phones, la[tops, tablets, bluetooth headsets, most anything that takes a USB charger. When they came out they were listed for $30 an outlet, but can probably be found cheaper online at stores such as Amazon.com! S&E Group Local Info for Owasso 1. Owasso Gathering on Main - We wanted to touch base on some of Owasso's fun events. One of our favorites is the monthly gathering on main (weather permitted). On the first thursday of every month, the masses come out of their hiding. Always coupled with a theme, The Gathering is a great effort in uniting the community. Food trucks, bands, friends and family…did I mention food trucks? 2. Seasonal Sports - There is always a season of sports. Supporting your local high school teams is a great way to get out and not be "that guy"… nobody likes being around "that guy", the one who is always invited but always responds with NO. Let the extrovert in you come to life on the weekends! We were all born to be (mild) wild, right!? The Edwards half of our group is heavily involved with basketball. We LOVE basketball… Joe John can go on and on…and on…and…on……. about the 'glory days' of his high school basketball career. if you ever want to strike up a non-formal conversation with us, just mention the word basketball. Just be prepared to stay awhile... You've been warned. 3. The Owasso Reporter - The local newspaper will always be a great reference to find out about the current events in your town. The Owasso Reporter does a great job of keeping us informed on current events, how national level decisions affects us as a community, and what we can look forward to on a City level. If you do not read the paper regularly, you should start doing so; another great way to support your community. 4. Owassoisms - If you enjoy Social Media, particularly Facebook, You can search for the local Owassoisms page and keep up with whats going on around town, digitally. Its like the digital newspaper for Owasso. You can also find them on Instagram and Twitter. This is also a good place to get information for The Gathering on Main, whether it has been cancelled, or to find out what the theme is. So there you have itThere's a short list of the MANY things Owasso offers its residents (or outside residents if you just can't stay away from us). If you want to stay hooked up with what is happenin' around town, and where everybody is at on Friday nights, this list is a great starter for you to become Owasso's Next Top Citizen™ ( where's that little ™ symbol when you need one?? HEYY!!! that little ™ symbol worked.. cool beans!)
Knowing when to say YES 1. You'll know when you know As in life, you never want to purchase something big on an emotional impulse for, it usually is never a good idea. Take some time and comprise a list of what the house has for you. i.e. a Pro/Con list. I mentioned this in the last post about your Wants/Needs. Now I am not encouraging you to write this list out for your current/future spouse and see how they weigh against it… That's a first class ticket to the dog house. BUT, I AM encouraging you to take some time and review the house and how it provides what you need. This is a HUGE investment for you and you want to make sure you are making a logical decision. 2. Get an inspector If there was anything you ever spent money on, it's a good inspector. This can save you hundreds…nay…thousands of dollars in the short AND long run. Inspectors are well worth the investment, so we highly recommend it. What an inspector discloses could definitely be the deciding factor in saying "Bye, or Buy". 3. Stalk the Neighborhood Don't be creepy. Nobody likes creepy. You need to take time and look at the neighborhood in the morning, afternoon, and night. Seeing what happens during different times of the day is a great way to get a feel for the community you are moving into. The location of your home may look wonderful during the daytime, but when night rolls around it may be a different kind of spot for people.. so make sure you REALLY get to know your new neighborhood. Unless of course, your personal safety is a game to you and you challenge anybody to Make Your Day… then by all means, disregard any advice on this point. :) RECAP
God Bless, S&E Group Know what you are looking forAfter you have done the pre-requisite tasks of making sure your CREDIT is in good standings, you've been PRE-APPROVED by a lender and you have a trustworthy REALTOR… it is now time to proceed with caution in looking for a home. The term 'caution' being used in a loose term, meaning: don't proceed with the act of sending a list of photos of five different house in five different emails to your agent saying "THIS IS THE ONE" when you have not even been inside of it yet. After day 2 of doing said act, your "sixth sense" for finding "the one" is now considered void. 1. WE COME IN PEACE - I think it is safe to say that most inexperienced buyers (first timers and young'ns) are overly-eager to see every house in their price range ( I know I was -- still am? ;) ), because more is better right? Wrong. Knowing what you NEED in a home is different than your wants. I know we have all love the accessibility of information that Google provides us daily at our fingertips. Home buying is nothing like searching on Google. Sometimes you have to weave through the countless, worthless, advertisements and pages to find the QUALITY of information you are searching for. In a way, Realtors are like Search Engine Optimization (SEO) scanners. We know the houses in the area, we know the information and lingo that you find on kw.com (or in a lot of peoples cases Trulia, Zillow, etc.) that is being expressed on the listings you find there. We are the filters, much like google has, that will bring to you what you are looking for. Real Estate agents are your friend, we come in peace. 2. WANT vs. NEED - When I am looking into an investment (or lunch) I will generate a pro/con list. In this case we will use NEED as your Pro, and WANT as your Con (in a not necessary sort of way). Your list make look something like this: NEEDS / WANTS 3 bed, 2 bath / 4 bedroom, 2.5 bath 2 car garage / 3 car garage so on and so forth. I am sure your list will comprise of more but you get the idea. Now, when you comprise this list, you have to realize what each thing you WANT, usually is adding value to the property and therefore typically increases the price of it. Not to be discouraged though, this is why you have comprised a list of things that you can minimally accept in a home and things that you can compromise on. Each thing is up to you, but it helps your agent know what you are looking for. (Especially if it's a man, we really can't read your thoughts women. Sometimes it's nice for you to literally spell it out!) 3. WHATS YOUR PLAN? - Along with your comprised list of wants and needs, what is the purpose of the home you are looking for? Are you looking at it from an investment standpoint, or is it a home you will be in for 5-10 years? Knowing that will definitely help in the search. Investment wise maybe you opt for the dated 4 bed/2.5 bath instead of the 3 bed/2 bath with all the fixin's, and vice versa for your family needs. The more information you can bring to the table, the better your end result will be. Be prepared, but not over-bearing... RECAP
Peace and Love, SE Group First Time Home Buying If you are thinking about buying a home, there are some things you need to think about: 1. Unless you have oodles amounts of cash lying around, your CREDIT needs to be in order. A few months before you start home searching, get a copy of your credit report and make sure that you score is acceptable (There are companies that designate their services to help improve your credit score. Make sure you do research on the company to make sure they are legitimate). Double check that the credit report does not have any falsified documentation. 2. Get pre-approved. This will let you know what price range you can look at so that you are not viewing homes that are out of your league and wasting not only your time, but the home owners and Realtors. Once you know this information, you can write out your WANTS/NEEDS in a home... things you must have and things you could do with out. 3. Use a Realtor. You may think that HGTV and your friends' brothers' cousin who just signed a lease on a refrigerator from Home Depot may have all the answers to your Real Estate questions… more then likely you are incorrect. I know, the term "you need help" is not always positive, but in this case an Agent can be a GREAT benefit in your efforts for a home search. RECAP
